It has been an absolute pleasure to represent BIOScapes as the construction company to build the new green & surrounds at Club Helensvale. We are delighted with the result and it is most certainly one of our favourite projects to date.

TIMEFRAME

This project ran for 2 to 3 months in 2024.

For installation of surrounding and services works we utilised local contractors (MakMax Roof). All other works, primarily that of the bowling green, were completed by our in-house team.

What’s a project without a few roadblocks to challenge us? Challenge accepted and overcome!

  • Programming Delays: We experiences on-site hold ups from extremely hard ground conditions and site managment issues, leading to the project being postponed for 3 months. To overcome this challenge we made programming adjustments bringing other projects forward in the meantime while mainting open communication with the club and builder.
  • Site Access Restrictions: As we were working alond side other trades that also required access to the site at the same time as our team we had regular meetings with all leading hadns to facilitate a coordinated appraoch for site access. 
  • Time Constraints: Coordinating with other trades, especially those needing overhead access, was challenging. Flexibility in working hours was essential, often requiring work on weekends when the green was unavailable during weekdays due to overhead works. This allowed plumbers and other trades to perform their tasks around the bowling green structure. 
  • Soil and Drainage Issues: The rocky soil conditions necessitated the use of rock breakers and excavators, along with over-digging trenches to import road base material and create an acceptable sub-base. Drainage issues were addressed by creating multiple hookup points due to minimal fall to the main drain.
  • Communication Among Trades: Early on, it became evident that seamless communication among all trades was vital to meet the handover date for the world bowls event. Coordinating sub-base drainage, structural integrity, footings, and ditch walls was essential to allow concurrent surrounding works and ensure all overhead works were completed before final grading and surfacing of the green.
